What Home Improvements Are Actually Worth Doing Before You Sell?

One of the biggest questions sellers in the Portland metro area are asking right now is this:

“What should I fix before putting my home on the market… and what is just wasting money?”

The truth is, most homes do not need a full remodel to sell successfully. In today’s market, buyers are looking for homes that feel clean, cared for, and move-in ready. That does not always mean brand-new everything.

The best return on investment usually comes from improvements that make the home feel fresh, bright, and well maintained.

Here are the areas that matter most:

  • Fresh interior paint
  • Clean flooring or updated carpet
  • Lighting updates
  • Decluttering and restyling
  • Deep cleaning
  • Landscaping and curb appeal
  • Addressing deferred maintenance

Kitchens and bathrooms are still important, but that does not automatically mean a full remodel. Sometimes simple changes like painted cabinets, updated hardware, new lighting, resurfaced counters, or fresh caulking can dramatically improve how a home shows without spending tens of thousands of dollars.

One thing I tell sellers all the time:

Your first showing is online.

Professional photos, presentation, and overall feel matter more than ever. Buyers decide within seconds whether they want to schedule a showing.

That is why I offer my sellers a complimentary 2-hour home restyle session before listing. We use your existing furniture and décor to improve flow, create better photo appeal, and help buyers emotionally connect with the home. Sometimes a few small changes make a huge difference.

Over my 16 years in real estate, I have also built a trusted network of service providers that I regularly share with clients. From painters and cleaners to landscapers, plumbers, handymen, flooring installers, roofers, and window washers, these are professionals I have personally worked with for many years, many for over a decade.

As a women-owned business myself, I’m especially proud that my referral network heavily supports women-owned businesses along with minority-owned and LGBTQ-owned companies throughout the Portland metro area.

The goal is simple:
Help you make smart decisions, avoid overspending, and focus on the improvements that actually help your home sell faster and for the best possible price.

If you are even thinking about selling, I’m always happy to walk through your home and help you prioritize what matters most.
