What’s Really Happening With Home Prices?
You may be seeing headlines that Zillow expects home prices to decline in some markets through 2027. But before you panic, it helps to put today’s market into perspective.
Housing has never moved in a straight line. There are periods when prices rise quickly, periods when they flatten, and occasionally periods when they decline.
Here’s the bigger picture: since 1960, U.S. home values have historically roughly doubled about every 12 years. Short-term ups and downs are part of a much longer trend of appreciation.
Today’s market is also very different from 2008. Most homeowners have significant equity, lending standards are stronger, and fixed-rate mortgages are the norm. What we’re seeing is much more of a market adjustment than a housing crash.
And remember, real estate is local. What happens nationally doesn’t necessarily reflect what’s happening in Portland, Beaverton, Hillsboro, or even your specific neighborhood.
For buyers, this market is creating opportunities: more choices, less competition, and more negotiating power.
For sellers, pricing and presentation matter more than ever. Buyers are out there, but they’re selective.
